Database 1: This database contains information submitted by registered real estate brokers and salespersons who are Executive Members of ICIWorld. It allows users from 185 countries to search listings for free. Users can directly contact the member brokers and salespersons by clicking on any message number to access their contact information, websites, and social media profiles.
To support this service and place your information for business purposes, there is a nominal fee for membership, which can be paid on a monthly or yearly basis. Membership is exclusive to registered real estate brokers and salespersons in the USA and Canada.
Database 2 (FSBO Area): This database is free for the public and non-members to enter their information. It allows individuals to freely list properties they want to sell (For Sale By Owner).

Spelling is critical. You only need the first four or five letters of a type of business. i.e., restaurant search resta, hotel and motels search, otel finds both hotels and motels.

There is a search field called “Have Want Age.”
You may find it helpful to expand your search further back. Sometimes brokers have not updated their information but the buyers are still looking.
Timing, timing, timing as or more important than location, location, location? They go hand in hand.
A digest by email of new listings goes out starting at 12 midnight daily so you have them in your inbox in the morning. Brokers told me they missed a retirement home by five days. But if they had this EMail they would not have missed out.

Older listings are valuable because they are used for prospecting and networking purposes.
The buildings are still there.
As long as the person in older message is not dead, there are opportunities to talk to that person about the property.
- If sold, can finding out how much be of value to you?
- If not sold, could it be coming back on the market?
- Because the person deals in this kind of property, do they know of any others?
- If you develop a good relationship with the person, is it possible they find something in three weeks that matches the description of what you are looking for?
- Is it possible they have another Have or Want opportunity that you can help them with and make money?
It is all prospecting and networking.
Everything is dated.
If you do not want to look at older listings, DON’T LOOK AT THEM.
But do not condemn the service because of older listings. We call the whole service a gold mine. But sometimes, you must dig through dirt to get to the gold, such as in the FSBO area. But it is there. Connections for transactions worldwide. $25M portfolios sold, $13M medical bldg. Sold, 13,000 acres in Peru sold, a string of 13 shopping centers in California sold, a 7-unit apt. Bldg in Hyde Park Toronto sold and much more.
Real estate boards have older listings. They have expired and sold listings. SO DOES ICIWORLD.
Members report they found business to be done.
A buyer for medical buildings placed a Want in 2015. A broker contacted him in 2022 with a medical building. He purchased two since then and was still looking for more. The broker had a $13M medical building for him.
You do not have to look at older listings if you do not want to. The initial display of listings is set to 90 days old.
However, a study revealed that 50% of transactions were conducted with brokers making connections and networking with older messages in Database 1.
For instance,
- we do not delete old listings. Some have critiqued this and do not know the networking going on. But we will not prevent all the others from contacting the people behind the older listings, networking with them and then doing deals. It is simply prospecting. Older listings help you identify people dealing in a particular area or for specific properties with whom you may be able to do business.
- Another reason, the building is still there. The contact information is still there. The circumstances may have changed. And in some cases, better.
- Can it benefit you to talk with the broker and perhaps find out if the property was sold and for how much?
- Is the property possibly coming back for sale again, or did the original offer fall through?
- Is it possible that they have another one because the other broker deals in this property, not on the service? If you develop a good business relationship, you can explore other business opportunities, not on the service. But it is ICIWorld that helped you make contact, and we like to take credit for that.
- And if you establish a good business relationship with that broker, perhaps in three weeks, they find an opportunity that suits you, call you back, and you go off and do a transaction. Is that possible? It is all prospecting. It is all networking. That is the power of this service.
- One 19-million-dollar quarry was on here for three years. That broker would never have done that deal if we had deleted that listing.
- MLS has expired listings. We have expired information. MLS has sold listings. We have sold as well.
I have been present and participated in and conducted numerous commercial real estate marketing sessions where in one case, over $200M worth of property was presented in a day. Our monthly sessions allowed brokers to stand up and talk about opportunities confidentially. If you showed interest, you raised your hand; we collected the business cards in the room of people who showed interest and gave those cards to the person who had the Have or Want opportunity to be followed up after the meeting.

ICIWorld definition of exclusive is commercial real estate or business opportunities that are not on MLS. Either because you cannot get a signed listing or because it is preferable not to place it on MLS at this time for many legitimate reasons. This can be a signed exclusive listing or an unsigned networking of information without an address until it is listed.
HOWEVER, FOR RESIDENTIAL HOMES, AND IF YOU ARE A MEMBER OF NAR or CREA, there is now a special rule that if you have a signed exclusive listing, AND if you want to advertise it publicly, YOU MUST PUT IT ON MLS WITHIN 3 DAYS OF THE SIGNING OF THAT LISTING TO ADVERTISE IT PUBLICLY.
However, if you do not have a signed listing, you cannot put that on MLS but you can network the information on ICIWorld, with the proviso that you must do it without the address or identifying the property in order to follow the code of conduct of the Real Estate and Business Brokers act RECO and TRESSA which says you must not give an address of a property for sale to someone or identify it to someone unless you have the consent of the owner in writing. In other words, a signed listing.
So, for the last twenty-nine years and to this day, ICIWorld continues to encourage all members of CREA and NAR to follow the guidelines of RECO for both networking real estate opportunities without a signed listing and to follow the rules when you have a signed listing.

I should know as I too have been a REALTOR for 49 years, past president of a Central Canada CCIM Chapter, Past World Conference Chairman of the 1999 CCIM International Commercial Real Estate Conference. The CCIM institute is a division of the National Association of REALTORS located in Chicago.
